We take your privacy seriously and try to handle your information the same way we’d want ours handled. When you reach out to Cadence—whether through our website, email, or text—you may choose to share things like your name, phone number, email, or project details. We use that information to respond, stay in touch about your project, and provide a better overall experience working together.
How We Communicate
Email is our primary and official form of communication.
Text messaging is used to support and streamline communication—things like quick updates, scheduling, or follow-ups—but not for formal project documentation or decisions.

Program Description
Cadence may send text messages related to your inquiry, project, scheduling, or general communication throughout the design process. These messages are intended to support and streamline communication.
Primary Communication Method
Email remains our primary and official form of communication. Text messaging is used to supplement communication—primarily for quick updates, reminders, and coordination.
Opt-In
You may opt in to receive SMS messages by providing your phone number through our website, forms, or direct communication with us. By opting in, you confirm that you are the account holder or have permission to use the provided phone number. You consent to receive SMS messages from Cadence

Our Terms & Creative Ownership
Once the proposal has been signed by both parties, any substantial modification of scope must be in written form and agreed to by both parties. An initial non-refundable payment of $TBD shall be paid to “Cadence design + architecture studio LLC” before any design services will commence and to secure a slot in our schedule. This payment will be credited to your final invoice. We will send an online invoice for this payment once we receive a signed copy of this proposal. In the event that you do not complete this project for some unforeseen reason, this payment will not be refunded and will cover some of Cadence’s loss of business.
All payments to Cadence are made through QuickBooks via ACH from your bank or by physical check. If you prefer to pay by credit card, a 2% surcharge to cover processing fees will be added. Cadence will send you an invoice after each phase of work is completed or at the end of each month (whichever comes first). Payments are due upon receipt of invoice.
Once the project start date has passed, as stated at the beginning of this document, if the client requests postponement of services for over 60 days for any unforeseen reason, Cadence design + architecture studio reserves the right to charge a re-start fee of $500.
Our proposals are based on using consultants we have worked with in the past. If you would like us to work with your structural engineer or other consultant (e.g., Surveyor, Landscape Architect/Designer, Soil Engineer, etc.), we will assess whether their services are a good fit. We reserve the right to add a surcharge of $500 for getting up to speed with a new consultant.
This proposal does not include working with an outside interior designer. Typically, we cover furniture layout ideas, and most items an interior designer will be involved with, however, this proposal does not include assistance for purchasing furnishings (furniture, rugs, paintings, window treatments, etc.). See our Additional Services options for hourly rate. If you would still like to hire an interior designer as part of the project, we will need to revise this proposal before moving forward with the project, as coordination time and prepping/sharing of project drawings are not included.
A full pin survey is required for most projects if they include additions, new fences, roof line modifications, driveways, walkways, setback modifications, etc., and should be obtained as soon as possible. We can provide referrals. Please plan accordingly, as the lead time for surveys is typically 4-6 weeks.
Wildland-Urban Interface (WUI) / wildfire compliance, analysis, or documentation is not included. If required by the jurisdiction, any related design, coordination, or revisions will be treated as an Additional Service.
Soils testing and a report are required for all additions or new builds, and some municipalities require it for other types of projects.
Please be aware that the state of Colorado requires testing for Asbestos and Lead prior to renovation work, unless your structure was built after October 1988. If such materials are discovered, they must be removed by a certified specialist.
It is understood that design and construction and remodeling is unique in nature, and that there are risks of unknown or unforeseen conditions, such as termite, mildew or dry rot damage; unfavorable foundation, structural, soils, or geological conditions; or code requirements that may arise during the design or construction periods which may impact the design and construction costs, and that these conditions are beyond the Architect’s area of responsibility. It is understood that the construction industry, and the contractors pricing process, are not within our control, and we therefore cannot, and do not, warrant or guarantee the project construction cost. We will work toward your preliminary construction budget as established, and, as it may be revised, up or down by you, during the design/build process, we will not be responsible for any actual costs thereof.
We utilize AIA (American Institute of Architects) standard contracts for our services. For most projects we use AIA B105-2017. Per the AIA contract, “Drawings, specifications, and other documents prepared by the Architect are instruments of the Architect's service and are for the Owner's use solely with respect to this project. The Architect shall retain all common law, statutory, and other reserved rights, including the copyright.
Upon completion of the Project or termination of this Agreement, the Owner's right to use the instruments of service shall cease. When transmitting copyright-protected information for use on the Project, the transmitting party represents that it is either the copyright owner of the information, or has permission from the copyright owner to transmit the information for its use on the Project.” Cadence design + architecture studio is currently insured for professional liability through USI Insurance, and a copy of this policy can be provided at the Client’s request.
